Façade Engineering
Zait is proud to be engaged by the Lords Group on this prestigious Class 2 Residential building at 1 Mona Rd Darling Point designed by MHNDUNION.
The development has 7 levels of residential apartments and 2 levels of basement parking. The development is in a marine environment and includes an alfresco stair to the roof with level access to the unit.
Zait involvement consist of Façade Engineering including, review all façade elements, junction and fixing details including all attachments and interface of façade elements with the structure including quality, performance, serviceability, suitability, appropriateness, and maintenance requirements of selected materials and/or systems in relation to weatherproofing, waterproofing including but not limited to:
- Review the project documentation, identify, and advise on the appropriateness of primary and secondary defence for all implemented weatherproofing and waterproofing measure.
- Review the project documentation and advise on any allowance or requirement for tolerance (construction or otherwise), movement (heat/shrink) and caulking, capping, and flashing and their details (fixing/lapping).
- Review architectural external wall section, particularly wall cavities at blockwork veneer wall locations regarding any requirement to drain cavities (sarking, flashings and weepholes).
- Review concrete outline plans for compliance with AS4654.1 & AS4654.2 Waterproofing membranes for external above-ground use.
- Review architectural sections for junction and fixing details of aluminium windows and glazed doors in relation to wall, floor, and ceiling junctions.
- Review balustrades and handrails and their associated fixings.
- Advise on condensation and the ability buildings to breath with the advice and recommendations by the BASIX/NATHERS expert.
Zait will also request design compliance certification and compliance installation certifications for all stakeholders that have any input with Façades, Balustrades and Waterproofing/Weatherproofing etc.
Zait coordinated with all stakeholders/consultants including but not limit to the following:
- BCA Consultants
- Architects
- Mechanical Engineers
- Structural Engineers
- Electrical Engineers
- Drainage Engineers
- Fire Engineers
- BASIX/NATHERS
Zait will require the Principal Contractor to have the “Façade Inspection Checklist” completed for proof and assertion that the relevant Façade elements have been installed and are in accordance with the relevant Australian Standards and to Manufacturers specifications.
The Façade Checklist forms are to be completed and submitted back to Zait prior to issuing a Final Compliance Certificate.
